What We Inspect

We operate the built-in appliances present: dishwasher, food waste disposer, range, cooktop and oven, range hood, microwave, bathroom exhaust fans, garage door operators and dryer exhaust. Ovens are set to 350°F and checked with a thermal camera once they report reaching temperature. Garage doors are tested for auto-reverse and photo-eye function.

Why It Matters

Appliance findings are usually less costly than structural ones, but several, such as garage door reversal and exhaust routed into the attic, are real safety and moisture concerns. Knowing which appliances work lets you plan for move-in day.
